The buildings are a located where the existing stable and barn were located on the site. The planning consent is B1 business use on these buildings so any office or light industry use is welcomed provided that the industry use does not have a detriment to the amenity of the building by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit.

The site is tucked away from everyone's vision as we are located down a 300 meter driveway that has mature trees and hedges. The back of the property overlooks fields and the front looks over the concrete hard standing and trees. The adjacent property is a barn and pasture for horses. So there are no neighbours that over looks this site unless you count the pheasant population.

The site is secure as there is a security gate at the end of the driveway and I also live on this site. The gate is shut after office hours and there is an intercom at the gate so people can buzz and then you can let them on site. There are three options on the gate and two go to residential homes and the third is for all the business use. (A doorbell 300 meters away so you know when you have a visitor.)

We are close to the A12 and we can be accessed from exit 26 Stanway and Tollgate shopping Centre (The big Sainsbury Store) or exit 25 Marks Tey and A120. Either exit from the A12 will place you at the site within 5 minutes.

Two train stations are available. Mark’s Tey station is 6 minutes drive away or 20 minutes walking. Colchester North station is a 12 minute drive from the site. Colchester town centre is also 15 minutes from the site.

To locate the site look at Google Maps for CO3 8NB and you will see the old barn as well as the converted stable. This will show the location of the site as well as the surrounding area.

The barn has been converted and it has eight rooms so we have eight individual offices. These offices will be completed by January. The design of the barn is in such a way that one company may rent the entire building or rent an entire floor. The layout will allow a reception area on each floor if this is required.
